B&B in San Francisco

Our bed and breakfast, in the Mission District, offers excellent rates for our 21 non-smoking rooms that are inclusive of luxurious amenities. Enjoy the generous, daily breakfast buffet, complimentary beverages in the double parlors, a relaxing soak in the hot tub, take in the stunning panoramic views from the rooftop sun deck, or delight in the serenity of the Inn’s garden.

Our rates are for single or double occupancy and also include in-room conveniences such as complimentary Wi-Fi, two terry cloth robes, a flat screen HDTV, a small refrigerator, hairdryers, and irons and ironing boards. Please do not hesitate to ask our front desk staff for a heater or fan for your room at no extra charge. Our spacious rooms may accommodate a third person for an additional $35 charge and all rooms are subject to the lodging tax of about 15%.

Information & Policies:

  • Hotel taxes are slightly above 15% and are in addition to listed rates.
  • Rates and taxes apply to single/double occupancy.
  • At the time of your reservation your first night will be charged to the credit card on file as a deposit for the room.
  • If a cancellation is made within seven days of that first night’s reservation, that first night’s deposit will be forfeited.
  • There is a $35 charge for each additional guest in a room.
  • Limited indoor parking is available in the garage for $30 per night/car (priority to personal cars over rental cars; no discounted rate).
  • Rates and taxes are subject to change without notice.
  • Check-in time: 2 p.m. (you are welcome to come earlier to drop off your luggage)
  • Check-in after 10 p.m. must be arranged in advance with the Inn.
  • Check-out time: Noon (luggage storage space available).
  • Children and pets are welcome if mutually agreed in advance.
  • Children 13 years of age and older must be listed under extra guests for those rooms that accommodate extra guests.
    (Rooms 222324 and 40) at a fee of $35.
  • Pets: There is an initial fee of $75 for dogs. Contact Inn San Francisco directly, as this must be a mutual agreement by the guest and the Inn before guests arrive with their pet. There is a limit of one dog per room. Note that there is a nearby Wag Hotel.
  • We have several stairs, so we are not handicap accessible.
  • The Inn San Francisco in now a completely smoke and tobacco free environment and that includes no vaping and no marijuana use as well. 
  • Major credit card or advance payment of total first night's charges is required to secure your reservation.
  • Seven-day cancellation notice agreement required.
  • We recommend lighter luggage – Inn San Francisco does not have an elevator and we have up to three flights of stairs.


The Inn San Francisco was a private family residence dating from 1872 and converted into a Bed and Breakfast Inn in the 1970's. As an authentic Victorian Mansion the Certified Access Specialist (CASp) determined that the building's design and construction made it technically unfeasible to replace the front entrance stairs or provide alternative compliant access for wheelchair users. While we wish we could accommodate wheelchairs, we are unable to do so with the current building constraints.
